THE residents of Pengegon are undoubtedly pleased to see that the area around the old Pengegon House has at last been tided up. The area has been a dumping ground for some time and an eyesore for the neighbours.

The area has been earmarked for residential development and plans have been submitted to Kerrier district council.

It is obvious that some form of development needs to be put in place, but the plans have not been without controversy. I was, however, surprised to read in the April edition of the Park-an-Tansys, Gwelmor and Pengegon Neighbourhood News that the development at Vivian Park was due to start in a few weeks. This is strange because the plans have not yet been approved by Kerrier district council's planning committee.

There have been many protests and I believe that over 17 letters rejecting the plans in their present form have been received by the council. They have been made aware that it is likely that the site is contaminated and it has been suggested that it should be treated in accordance with Investigation of Contaminated Sites - Code of Practice.

Whilst having no problems with the development of the site many residents have serious reservations about the parking facilities. There are 12 dwellings proposed and 14 parking spaces. Nowadays most households have more than one car and where will visitors go? There are already parking problems in the area. It is generally felt that the design is out of keeping with others in the vicinity and local people feel that the proposed development is too big.

I am concerned that the developer should feel so confident about his plans that the article states: "The long awaited development of Vivian Park is due to start within a few weeks. The development will consist of four houses situated at the side and a block of two storey flats to the rear."
