Darlington College's new campus has been nominated for two awards in recognition of its impact on the town.
Since completion of the £35m learning centre last year by Shepherd Construction, a record number of students have enrolled.
The college's facilities have also been opened up to the community, with a print shop, cafe, restaurant, childcare centre, sports facilities, and a hair and beauty salon available to the public.
That has led to the Royal Institute of Chartered Surveyors Renaissance Awards panel shortlisting the site for a community award.
And having transformed the former brownfield site in Haughton Road, the college has also been listed for a sustainability and regeneration accolade.
Sue Campbell, executive director of external relations, said: "The whole project has been a fantastic example of regeneration - not just in physical terms with the building of a gleaming college but also in community spirit.
"Working closely with our partners, including Shepherd Construction and other contractors, the project team became a family with a common aim to produce a superb facility that could lift this area of Darlington - which I believe it has."
The award results will be announced at the Newcastle's Civic Centre, on April 27.
