Weybridge is vying with central London as a home of the seriously wealthy, a new survey of property prices has shown.

The town has the 31st most expensive street in England and Wales, and the second most expensive outside of London.

Houses in Ravenscroft Road, in the St George's Hill estate, cost an average of £3.2million, just below many streets in Kensington and Chelsea, according to a survey of the top 200 most expensive streets in England and Wales.

The only other street outside central London to come in the top 30 in the survey carried out by mouseprice.com is Portnall Rise in Virginia Water at number 23.

Ross Atwood, from John D Wood Estate Agents in Weybridge, said he believed the reason was the exclusivity of the St George's Hill estate.

He said: "Most of the top roads in Weybridge in this survey are in the estate, which is the most secure and private in Europe. It's unique in that it has manned security gates and each house has to stand on at least one acre of land."

The plush 900-acre-estate counts such famous names as The Beatles and Sir Cliff Richard among its former residents.

Mr Atwood added: "The prices can be optimistic, but the huge competition generated by the exclusivity of the roads on this estate means there will always be a buyer."

Nearly a quarter of the top 200 streets have a KT postcode, with 11 of the streets in Oxshott, where houses in Kings Warren cost on average £3.1million. There are five streets on the list in Esher, including Blackhills and Sandown Avenue, and nine in Cobham, including Eaton Park Road .

The most expensive street in Kingston is The Drive in Coombe, overlooking the Coombe Wood Golf Course.

Guy Hodge from Lords Estate Agents in Wood Street, Kingston, said: "If you look at the Coombe Hill area on the map, you will see that the roads are well spaced, the houses are large and detached and there are several excellent private schools in close proximity.

"This survey singles out just a couple of roads in this exclusive area but in reality there are a dozen roads in Kingston Hill that are just as attractive a prospect."

Each street in England and Wales was given a value representing the average of the current value of the properties in each street, with the majority of the data coming from the Land Registry sale price statistics.
